Patricia Island Estates a Golf and Lake Community on Grand Lake

Patricia Island Estates is a wonderful golf and lake community on Grand Lake at Grove, Oklahoma. Grove, OK is a well known spot for retirees to settle and enjoy the good life on Grand Lake. Grand Lake in Oklahoma Real Estate

Real Estate on Grand Lake in NE Oklahoma has been more active in 2011 than the previous year. Grand Lake MLS data shows the most growth in sales over 2010 to be in homes above $300,000 in price. The total number of homes for sale are about 3% lower than a year ago. Sold dollar volume is up 14% over last year. I do not put alot of stock in the average sales price figure but none the less, the average sales price was up 10%.

All in all, there are a good number of waterfront homes to pick from. However, with little new building activity the past three years we can see a time where good desireable waterfront homes will be hard to find. The Oklahoma economy is picking up nicely, with most tax collections up over 10% from a year ago showing a healthy economy is coming back in Oklahoma. Unemployment in Oklahoma is in the 5-5.5% range which is not far from normal for Oklahoma.

What does all this say? We think it says the economy is improving, real estate prices while mostly stagnant the past 3 years will probably start to move up next year with selection of good desireable properties not as good. Interest rates are at all time lows. We think this adds up to a good time to buy real estate on Grand Lake. If you have been thinking retirement home on Grand Lake or a second or weekend home on Grand Lake now might be the time to take the plunge before everyone catches on and prices go higher while selection goes down.

Grove, OK is a great place to call home for retirement or for family living. You will enjoy true moderate four season climate on average. Grand Lake is the playground that surrounds Grove and offers excellent watersports and fishing. Grove’s 5A school system is top notch and brings families here just for the school system. Health care is also top notch. Integris Grove Hospital is part of the Integris Hospital Group, the state’s largest health care organization. Grove’s hospital is less than two years old and state of the art. Doctors are caring and known for their excellent practice of medicine.

Churches and Civic Clubs welcome new members with open arms and you can be as involved as you would like to be, whether that be doing little or being very active in the middle of things. Lendonwood Gardens is a botanical garden that is a must see for anyone visiting you once you move here. Har-Ber Village, the frontier town musuem is also a must see.

Now is a wonderful time to buy a waterfront lot on Grand Lake. Interest rates are cheap, selection is good, and prices are cheaper in the fall. We have some great waterfront lots listed now with prices starting at $79,000 and going to $295,000 depending on location. The closer to Grove, the lots are higher priced while more remote but great peaceful and quiet lots can be bought cheaper.

Fall Is A Great Time To Buy Grand Lake Property

Fall is a great time to buy property on Grand Lake in NE Oklahoma. Sellers are anxious to get sold before winter slow season starts. Many times you can get a seller to offer a discount that would be unthinkable during the prime season from March-July. This year, 2011 I think offers more potential than normal to get a deal.

Many buyers have sat on the fence since stocks started rumbling in mid August. Up until then our sales have been ahead of last year’s pace but since mid August it has slowed down. The result of this is more listings than normal not getting sold and the selling season will slow down by Thanksgiving which means more properties will be carried over until next season gets started. Couple the above with interest rates at all time lows and it might just be your time to buy. The Oklahoma economy is well above the national economy with jobless numbers under 6% in most counties. NE Oklahoma Land For Sale

We have a very productive 238 Acre farm/ranch for sale in Northeast Oklahoma between Fairland and Grove, Oklahoma. This farm is located on a blacktop farm to market road, is nice level ground that has both grass and farmground included, and a nice hay barn or machine shed is on the property. It has been a dairy farm in the past but is best suited for cow/calf or stocker operator. You would have a mix of fescue and bermuda grass and the farm ground could be sown to grass but I would use for winter wheat or rye for more pasture. Fall is just around the corner with the Labor Day weekend coming up. Temperatures are forecast to be in the mid 80′s next week. This is the time to start thinking Grand Lake again. Fall is great for boating, fishing, nature walks, festivals on the lake such as the Pelican Festival, and of course it is a great time to buy a lakehome.
