Grand Lake in NE Oklahoma is far from quiet. You certainly cannot tell a recession is going on driving down the highway. This morning driving from my home on Monkey Island to Grove I did not get 2 miles till I saw a half dozen dump trucks hauling asphalt to the new Grandview Landing gated community. There is a new home nearing completion that will be well over a million. The lots sell for $400,000 and as the name says they have a grand view.

On down the road by Tera Miranda Resort is a new 120 unit rental project made up of 60 duplexes with each having a two car garage. The complex will have a pool and exercise facility. This project started less than a month ago and everyday when I go by it is a buzz of activity with probably 30 slabs in and the frame work up on these first slabs. The main building is fully framed and ready for roofing. Each day you can see 4-5 cement trucks and a pumper truck pouring more slabs and framers putting up sticks everywhere. I have never seen a project start out this fast. From what I understand, the homes will be 2 and 3 bedroom and rents while not finalized will be in a projected range of $900-1100 month.

I go over to Grove and get into the new 5 lane highway project that is about 4 miles long. It is progressing very nice with crub and guttering being installed on one side now. Hopefully asphalt will be going down on this project soon. Out my window at RE/MAX Grand Lake I can see the now finished new concrete barriers on each side of the bridge going over Honey Creek on Highway 59/10.  

I drive south of town to Lakeroad 6 and going down it see Kirby Lane’s new home going up. The roofers are installing tile roof on it now. It looks like it will be a very pretty home. On further out to toward the end of Lakeroad 6 the new additions are looking good. The Preserve in this area is a new gated community. Only one home is started at this time but several lots have been sold. Oakhill Estates by Quinton Dodd of Doddco Construction has sold all but one interior lot. J & D Realty have a new spec house in this area ready for new owners. This home includes an optional buy on a 30′ slip in a closeby community dock. The Fairstone Beach addition next is sold out on the waterfront with two new homes just finished and occupied by new owners. There are two waterview lots left here that we have listed for sale. On down this street is a re-sale home on the waterfront and a new spec home on the waterfront by Doddco Construction that is very nice. At nearly the end of this road, Aaron Hughes has a new waterfront home listed for sale with an ocean like view. This area has all developed in the past three years and all homes are upscale.

There has been a buzz of activity in the lake area this summer. I recently was visiting with the owner of a lake area convenience store and he told me his business was up about 10% this year over last and this is with several prices less than last year’s inflated prices because of higher energy cost.

Yes, Oklahoma has people without jobs and we feel their pain. However there are many others working with their financial house in order. Our country needs people spending within their means. For many years many were over extended on credit. We do not condone this but if your financial house is in order, we need spending to get the country rolling again. You can do your part, get out and enjoy life and if a new retirement home or second home at the lake is in your plans now is a good time to get a deal.

Time marches on and next weekend is Memorial Weekend, the unofficial start of the Grand Lake boating season. The lake has been up but is starting to recede to a more normal level. The temperature is forecast to be in mid 80′s next week. We should have a great season to enjoy Grand Lake.

Last Saturday, November 8, 2008 RE/MAX Grand Lake featured Patricia Island Estates with open houses at 11 RE/MAX Grand Lake home listings. The weather was windy and cold, the first cold day we have had this season and followed a perfect day the Saturday before. We had advertised the open house tour well and got results. People are still wanting homes. We did not attract, nor did we really want to, the curious wanting to see homes for the fun of it. We did attract serious buyers. Each of the homes seemed to attract a different audience. We had from five to twenty people thru each home during the day but remember 80% at least seemed to be bonafide buyers.

Patricia Island Estates is Grove’s preimier golf and lake lifestyle home subdivision. We offered waterfront homes and golf course homes priced from $217,000 to $1,100,000. Grand Lake and all of Oklahoma for that matter is fortunate to be in an area with a pretty good economy, steady to slightly higher home prices, and decent demand for homes. Late fall to mid January is sale time every year on Grand Lake as this is perceived as off season. If you are in the market for a retirement home, second home on lake or golf course now is a great time to get a deal.

Fall gives a wonderful showcase of God’s paint brush in nature as the tree leaves change to  vivid colors. Of course the Spring brings blooming dogwoods and redbuds and all our dreams of Summer fun once again. It truly is a four season paradise.

Those who move here full time find a friendly mix of people from many many states east to west and north to south that accept new comers with wide open arms. You soon will be as involved or as little involved as you want with your Church, Civic Club, or other Association. Check out the Grand Lake area, you will be pleased with what you find–small town or country living with great shopping, excellent health care, wonderful neighbors, low or no crime rates, and a playground for all seasons.

Seems like all we hear in the news, is the bad news no matter the topic. The same is true for real estate. The real estate market on Grand Lake in Northeast Oklahoma is not robost in all areas but prices are steady and homes are selling. Time on the market varies to type of property and if priced on the market or priced to catch someone uninformed. Over the Memorial Day holiday a few weeks ago we sold a home that was on the market four hours. It was nice and priced just under $500,000 for a Brighton Bay home on Monkey Island. Two weeks ago we sold a waterfront home in the $235,000 price range in less than two weeks time on market. It was also on Monkey Island. This week we sold a $100,000 fishing cabin right in Grove but on the water in ten days time.

The past two weeks we have also sold two waterfront homes. One just south of Patricia Island was a new beautiful waterfront home priced just under $700,000. The other home was in The Coves on Duck Creek, a really nice gated community with golf course. This home, priced alittle under a million dollars is right on the water at the mouth of Duck Creek.

Property is moving when priced right. You do no have to discount, just price on the market. Grand Lake is a great place to enjoy fishing, boating, and golf.
