Today is Friday, May 29, 2009. The weather is just great and forecast to be wonderful all weekend. Temps in the upper 80′s, sunny, and just a breeze should make a weekend to enjoy Grand Lake to it’s fullest. Saturday is the Barlett Regatta for sailboats starting at 10 am at Arrowhead Yacht Club. This will be a good event to watch.

The Grand Lake Sail and Power Squadron will be conducting free Vessel Safety Checks Saturday 10-2 at both Indian Hills and South Wind Marinas in Bernice. Good time to find out just how safe your boat is and get a saftey inspection sticker GRDA honors.

Every weekend on Grand Lake for next several weeks there will be something going on to enjoy in addition to the water sports such as BBQ’s to enjoy or BBQ cookoffs, Indian Pow Wows, Golf, Music Fesitivals, Country Fever in Pryor.  One of my favorites, Asleep at the Wheel will be performing live at the Royal Bay Yacht Club for a dinner/show Friday June 5. Call Royal Bay for tickets. Plan on coming to Grand Lake to enjoy weekends in June. Grand Lake is also a cost saving place to enjoy your summer vacation this year without breaking the bank. You can enjoy resorts, tent or rv camping in one of the nice parks, or a quiet bed and breakfast. Now it the time to enjoy life. June 19, 2008 RE/MAX Grand Lake hosted The Grand Lake Real Estate Symposium at Royal Bay Theater in Grove, Oklahoma. The event was attended by about 100 Grand Lake area business people, bankers, builders, and developers. The meeting reviewed projects around the lake, looked at sales over the past 4 years, and the general economy in the lake area.

Infastructure is important to people looking to invest in retirement homes, second homes, waterfront homes, or investment property. Grand Lake does have projects completed, ongoing, and starting to fill the various needs in the lake area. The crown of all projects is the new Integris Grove General Hospital which is starting actual dirt work for construction of a brand new 58 million dollar state of the art hospital in Grove next week.

Craig General Hospital in Vinita, Oklahoma has the Grand Lake Medical Park at Langley for minor emergent care and visting specialty clinics. This facility has been open a couple of years and now they have another like it almost finished at the Monkey Island entry on Highway 125.

The lake area now has 3 surfaced airparks in Ketchum, Monkey Island, and Grove for weekenders who fly to the lake.

Modern waste treatment plants are on Monkey Island and Grove. Monkey Island also is adding to it’s water system with added wells and storage for water.

Schools are a high priorty and Grove has a brand new Early Learning Center to compliment it’s fine high school and middle schools.

Delaware County has a small tax to support the "Green Dumpster" program for trash disposal. The green dumpsters are placed around the county for easy access to dump your trash property and not along the road.

Grove also just finished Phase 1 of a new downtown re-vitalization project with new sidewalks and street lamps. Grove also has a new post office.

Road work is beginning soon on the Highway 59-5 lane project from Sailboat Bridge to Downtown. Utilities have just been completed for the new highway project. The south end of town has a 5 lane project finished a couple of years ago.

There has been several new businesses come to the lake area in the past few years including Lowes and Walgreens. There are several new home developments under way and more in the planning stages including Crown Pointe condos on Monkey Island and the Vilas Del Lago in the Cleora area. The Preserve is a new gated community nearing completion of roads and utilities and currently selling waterfront and lake view lots with boat slips at the south end of Grove on the lake.

The Grottos new home development near Ketchum is coming along nicely and offers terrific views of the dam. Emilia Estates is a new development east of Ketchum on the lake ready for new homes to be built. The Coves is enjoying a nice building spree of new homes on interior or golf course lots. The Vintage near Cleora just stared a new phase of this popular development.

The Peninsula continues to work toward its multi-million dollar plans for a new hotel on the tip of Monkey Island on the grounds of the former Shangri La. The Delaware County Commissioners will vote soon on a Tif District property tax proposal for The Peninsula.

Patricia Island, Grove’s finest water and golf development continues to build and sell homes around its popular golf course. Governors Retreat II is also starting lot sales on their new home development south of Grove.

Grand Lake has the infastructure, the churches and civic clubs, a great casual lifestyle, beautiful views, and several new home developments to choose your place for a retirement home, get away retreat, second home, or waterfront home.

The first Grand Lake Area Real Estate Symposium is going to be held next week. This is an invitational meeting for business leaders of the Grand Lake area including Langley, Ketchum, Monkey Island, and Grove. Grove, Oklahoma on Grand Lake in NE Oklahoma is a wonderful place to call home, have a second home or lake home, golf course home, or retirement home. You can read of down home markets in Nevada, California, and Florida, but not Oklahoma. The Oklahoma economy is good and real estate prices are steady with a nice selection of homes. You can get a deal once in a while from someone scared by reading national press but this is just a buyer’s advantage now.You will not find "fire sale" prices on Grand Lake however.

You can find your dream whether it be a lake front home, golf course home, home on small acreage, in town, way out of town, condo, gated community, or just a nice neighborhood.

You might like a home in Patricia Island with both waterfront and golf course view homes available. Buffalo Shores North and South both offer excellent homes to choose from.

If you want a more resort tone to your lake home look to Monkey Island and it’s many gated communities. For a real private setting we have nice waterfront homes in the Zena area. On the south end of the lake near Ketchum and Langley you will also find nice selections.

The Tulsa Boat, Sport, and Travel Show ended February 3 after a week long show. This show is always gaged as the barometer for the upcoming season on Grand Lake in Northeast Oklahoma. If boat dealers have a good boat show, it usually means real estate sales will be good in the spring also.

This morning KOTV, channel 6 in Tulsa reported that the show was a huge success. They are calling it one of the most successful in the 50+ year history of the show. One boat dealer reported he sold 7 boats in 7 days and was extremely pleased.

If you have been on the fence about whether this is the year to buy that lake home on Grand Lake, I would think no more. The Oklahoma economy continues to be strong, boat show sales were strong, interest rates are back really low, and we have homes priced at good values. Real estate on Grand Lake has been up the past few years but did not get overheated like the Florida condo market. The home and waterfront lots market is steady, good value, and poised to continue to rise in value. I would be thinking, let’s buy before it gets higher.

Waterfront lots are getting harder to find in good locations at good pricing, but they are still there to be found. One new project on Monkey Island is pricing their waterfront lots at $400,000. A new Grove waterfront community has lots mostly priced from $200,000-315,000. We do have lots here and there around the lake priced from $50,000 and up that can still be bought. You might have to drive alittle further but still some nice properties.

Nice watefront homes start about $300,000 and go up. Once in awhile an older home can still be found for $200,000 or alittle more. We have several nice homes to pick from today, but I would not tarry. The buying season on Grand Lake usually starts March 1 but this year it seems that there are several out picking around for a good deal early in February.

I would not listen to the national real estate market woes. Oklahoma is alive and well and presents good real estate value. If you want a second home, lake home, golf course home, or retirement home on Grand Lake or the communities of Grove, Monkey Island, Ketchum, Langley, or Zena I would put my search in high gear for best selection. The holiday season is a great time to buy property on the lake. Grand Lake in northeast Oklahoma is no exception. Not because the east and west coast and some metro areas have real estate markets down in a pit but because the normal low volume time it during the holidays. The prices on Grand Lake are steady to slightly higher in 2007 and sales volume will be about the same or slightly ahead of 2006 when the year finishes. Tuesday October 2, 2007 headlines in the Tulsa Daily World, Eastern Oklahoma’s source for print news read-"Survey: Housing in Tulsa a Bargain". The article goes on to say that Tulsa is eighth on the list of most affordable homes for buyers. Further on the article states that the area has been one of the most affordable places for most of the last 10 years.

The business section headline the same day reads-"Home Sale Surge Defies U.S. Trend". Tulsa area home sales surged 7.3% in August compared to July sales. The article goes on to report the local economy remains strong, and the only issue that could drag down the local housing market is fear of the national market. Year to date sales in Tulsa are only 150 homes behind the record pace set in 2006. Average sales price in August for Tulsa was $160,863. The year before number was $150,383.

These numbers certainly do not show a slowdown in the the market for housing in Tulsa, OK. Grand Lake and Grove, OK are only an hour or so drive from Tulsa. While the market at Grand Lake and Grove for homes is different and is a second home haven for people from Tulsa, Oklahoma City, Wichita, Kansas City, and points far and wide prices generally track the Tulsa reports and I feel they will this time also.

Grove, OK is a wonderful second home town but also a great retirement home center and also a great place to raise a family. Other areas of Grand Lake such as Monkey Island, Ketchum, Langley, Disney, and Zena offer wonderful lakefront, lakeview, or near the lake sites to suite your needs and desires.

Wonderful home additions such as Grove’s Patricia Island, Buffalo Shores North-South-III, or Wildwood Farms offer great homes. Monkey Island offers nice gated communities such as Newport Village, Brighton Bay, St. Andrews, St. James, The Chateaus, Crown Pointe, and many others. The South Grand Lake area offers fine homes in The Coves or The Points. Also, many lots surround the lake awaiting a new home to be built or many fine homes are offered for sale.

Don’t be mislead by CNBC and other reports that lump all housing markets as doom and gloom. Oklahoma has seen a moderate housing price increase each year since 2001 but not the double the price each year some coastal markets saw.
