The Grand Lake real estate market as well as all NE Oklahoma market is holding well. This area never saw the straight up in prices as California, Nevada, Florida, and many other states did. Our market is certainly not robost but people are buying homes and prices are steady to slightly higher. The Tulsa World newspaper reported the Tulsa home market sales this week and total volume of sales and pending sales were down slightly from last year but median and average prices were up slightly. We see many people come into the market expecting to “steal” something. This is just not happening, once in awhile you find a forced sale that will be somewhat under market, but by and large you just look for value. We still see homes priced $50,000 or more above their actual value and when they finally sell they usually get to true value. Some see these sales as “fire sales” but in realty they are just overpriced to begin with and came to the market.

In our Re/Max Grand Lake office we try to price close to actual value using comp sales and our own market judgement. Most remax sales end up at about 95% of list price. This gives the buyer a good feeling and seller gets home value, a win/win for both buyer and seller.

If you have put off buying a home, why wait further? Interest rates cannot stay at the lows they are now, there is a nice selection of homes available, and if you have not owned a home within the past 3 years you may be elgible for an $8000 tax credit. Today, Friday May 8, 2009 the Tulsa Daily World, the regional newspaper for NE Oklahoma had an article on the business page showing current sales figures from the Greater Tulsa Association of Realtors.

This is a good report showing clearing increased activity in the housing market in the Tulsa area with values on average slightly cheaper than a year ago, but I would not read too much into this number because we don’t know mix of home values sold. It does show as stated a renewed interest in housing.

I have not seen recent figures for the NE Oklahoma Board of Realtors including the Grand Lake real estate market, but usually if the Tulsa market is healthy, the Grand Lake market will follow the trend. Interest rates are at all time lows, home prices are stable and never got crazy in Oklahoma, real estate is a good investment you can enjoy as price appreciates over the years of enjoyment, and a second home at lake can be a good stress reliever. Last Saturday, November 8, 2008 RE/MAX Grand Lake featured Patricia Island Estates with open houses at 11 RE/MAX Grand Lake home listings. The weather was windy and cold, the first cold day we have had this season and followed a perfect day the Saturday before. We had advertised the open house tour well and got results. People are still wanting homes. We did not attract, nor did we really want to, the curious wanting to see homes for the fun of it. We did attract serious buyers. Each of the homes seemed to attract a different audience. We had from five to twenty people thru each home during the day but remember 80% at least seemed to be bonafide buyers.

Patricia Island Estates is Grove’s preimier golf and lake lifestyle home subdivision. We offered waterfront homes and golf course homes priced from $217,000 to $1,100,000. Grand Lake and all of Oklahoma for that matter is fortunate to be in an area with a pretty good economy, steady to slightly higher home prices, and decent demand for homes. Late fall to mid January is sale time every year on Grand Lake as this is perceived as off season. If you are in the market for a retirement home, second home on lake or golf course now is a great time to get a deal.

We hear many stories of gloom and doom concerning real estate. If you really look at the national market, the main problems are confined to a few states including Florida, California, Nevada, and Michigan. Michigan’s problems stem from the massive layoffs in auto related industries. The other three states saw home values skyrocket with speculators causing many of the problems. The midwest market including Oklahoma and Grand Lake has seen a steady price increase in the single digits over the past several years. Our market is not robost, but homes are selling at steady prices. Consumer confidence has hurt all areas including Oklahoma, but the economy is stable and ok in Oklahoma. Homes closed on our MLS list this morning, October 13, 2008, include two Patricia Island Estates waterfront homes and a Melody Point life style home. One Patricia Island waterfront is 4469 square and sold for $951,000. The other waterfront at Patricia Island is 4258 square feet and sold for $667,000. The Melody Point home is 3552 square feet  and includes the many ammenties of Melody Point but no boat slip  and sold for $599,000. This home was not on the lake front but has many custom features on the interior. A starter home sold on Cherokee Street sold new for $79,000 without a garage.
