Many people are wondering if now is the time to buy a waterfront home. On Grand Lake in NE Oklahoma, waterfront homes are selling. Prices have held steady to slightly up the past 3 years. Selection is at it’s best in early Spring, 2011 with several waterfront homes on Grand Lake available with prices starting around $200,000 and up to 2.5 million dollars. The Grand Lake MLS offers fine selections of homes in all areas of the lake.
The next factor is interest rates. Rates have houvered around the lows of the past 40 years but there are signs now that rates will soon be going up. The Wallstreet Journal this week has an article on rates and how they cannot stay at 40 year low rates much longer. CNBC this week had guests echoing the same thing on interest rates.
Do you want to miss an opportunity to own a Grand Lake waterfront home with interest rates at 40 year lows, great selection, good prices, and don’t forget how better could you invest than to invest in the time you will spend with family and friends enjoying Grand Lake and making memories.

I own and have offered for sale what may be the best available waterfront lot on Grand Lake ready to build on. This Pointe West lot has 246.5 feet of waterfront. It is in an area of upscale homes and has terrific views to the North up the lake, down the lake to the West, and across the lake toward the Shangri La Country Club. The lot has a gentle slope and would work for a walkout basement plan or one level home. It is only 5 minutes to downtown Grove, OK but the home is on a quiet deadend street. City utilities are in place. The lot has the type covenants you will want with an upscale home to protect your property values.
The lot will need a GRDA permit but will not have any trouble qualifing for a permit. If you do not want to look at a dock, I also own a 30 ft slip in a community dock about a block away that is available at extra cost.
This lot has many nice trees and did I mention it may well be the best available waterfront lot on Grand Lake? Grand Lake MLS # 10-716 is now priced at $299,900 after today’s $25,100 price reduction.

The Shangri La Country Club rebirth continues in full swing in spite of recent bad weather. Take a look at pictures above. The Monkey Island Icon is coming back to life in rapid order. The windows are in the club house. The shingles are going on the roof yesterday and today. Plumbers and other craftsmen are working every day inside the structure. It is fast transforming not only the Country Club and golf course but also the entire perception of Monkey Island real estate.
Homes in the adjoining additions to the golf course that are for sale are being sold. You can still get a reasonable price to buy but I believe we will see home prices on Monkey Island go up 10-20% soon. You can find nice homes in The Chateaus, The Shangri La Estates, St Andrews, and on down the island in other nice gated communities such as Brighton Bay or Newport Village.
If you have any thoughts about golf and lake second homes or a retirement home on the lake or a retirement home on the golf course, now is the time to buy. You will get more bang for your buck now. As soon as spring arrives and the general public wakes up to the transformation of the Shangri La Country Club prices will be higher.
Also now is the time to join the Shangri La Country Club. You can join for a very limited time without any upfront fees, just sign up and pay the monthly fee. Soon there will be a large upfront fee charged in addition to the monthly fee.

We have just listed a wonderful, quality built waterfront home just five minutes from downtown Grove, OK but in a very private and well kept neighborhood. It has a terrific view of the active Sailboat Club marina in a protected, wide cove just off the desired Honey Creek arm of Grand Lake. An up to date 2 slip dock is included with the home.
This home will make an excellent retirement home on Grand Lake or a weekend retreat home on Grand Lake. The main home is on one level with a split bedroom plan. It offers a large master suite with access to the lakeside deck. It has a well layed out master bath. The 3 guest bedrooms include one being used as an in home office. One guest room also has deck acccess. The living, formal dining, and dinette are all in today’s desired open floor plan with a brick fireplace accenting the living area. The kitchen offers an abundance of quality built cabinets with many pullouts. The home is built with 6 inch walls for added strength and insulation. The deck is large and covered with a private area for early morning coffee or to read a book. County records shows the home to be 2843 square feet m/l. It has 197 feet of Grand Lake shoreline that has a gentle slope to water. This home and the neighbor next door jointly own a private concrete boat lauch ramp to the lake.
Also included is a separate outside entry guest quarters built under the home in what would be a walkout basement design. This large guest area includes a 3/4 bath, a large open room for bed or beds and room for a living area. It also has another room used as a hobby room. Your guests will not want to leave when you offer this spacious area for their privacy. You can have the entire family in for the holidays with room for everyone when you include the 3 guest bedrooms in the main home.
Grand Lake MLS 11-380 is priced to sell at $499,000. This home should not be on the market long, so please do not tarry if you want the best in lake living. On Friday February 18, 2011 the Wallstreet Journal had an article that stated that the inventory of new homes is now 190,000 nationwide, the lowest since January, 1968. The article admitted that there is still an ample supply given the sales rate but points out that several regions of the country are getting low on the number of new homes for sale.
In the Grove, Oklahoma and Grand Lake real estate market we have not seen widespread foreclosures of homes. New home builders have however slowed down to near nothing on the building on new homes. We have had an oversupply of resale homes the past two years but we are gradually working this supply down. One of these days we are going to wake up and be short on homes to pick from. The area remains a favorite for retirees and second home buyers. For a February on the lake market we have been very busy with calls and internet activity. People coming to look at homes are also picking up. We feel like this spring will see a much more active real estate market than the past couple of years.
Interest rates are also ticking up a bit. If you have been thinking about buying a second home on Grand Lake or putting off buying that retirement home, I would start to move my plans up. Now is when the best selection will be found and the interest rates are still very favorable. Something to think about.

Winter weather slowed down construction on the clubhouse and golf course at the new Shangri La Country Club on Monkey Island at Grand Lake for a few days, but things are back a humming right along now. Dozers continue to work on golf course and now they are laying out the parking lot for the clubhouse. The roof shingles are on and the stone masons are back to finishing the last few feet of stone to the top of the building. Inside, plummers, electricians, insulation men, and other craftsmen are seen coming and going on a regular basis. Construction should still be on track for the Memorial Day Weekend opening.
If thinking about joining the club, I would not wait much longer as the no upfront fee days are numbered now. This is truly going to be a class act club. NE Oklahoma will have nothing in comparision to this golf club.
We still also have some good deals in homes around the golf course on Monkey Island. A lake and golf home in The Estates, The Chateaus, St Andrews, The Villas, Pt Marin, or Shangri Place would be a great place for your second home on the lake or a retirement home on the lake. These are all gated communities for your security and the yard work is done by the association to assure a pristine area everytime you visit without the hassle of you doing the work. We offer both waterfront homes and lakeview homes in these subdivisions on Monkey Island.
Call the Grand Lake Team at RE/MAX Grand Lake for information on homes in the Monkey Island, Grand Lake area. For Aaron Hughes call 918 801-5645 or email@example.com. For Joe Neill call 918 640-3300 or firstname.lastname@example.org. We hope to hear from you soon.

February, 2011 we just came thru two record setting snow storms and record low temperatures but in Oklahoma fashion today we are 70 degrees. The Grand Lake area normally gets 9″ snowfall per winter, about 2″ in December and another 7″ in January. Some years we will have a March blizzard that comes and goes fast. Once or twice in 20 years we get a dose of winter like this year.
I love four seasons and we have four pretty seasons. While I hate snow, I must this record snow while piled high and cold outside, looked as pretty as a picture looking out our picture windows toward the lake while enjoying the warmeth of our furnace.
What I like about now, is you can tell with longer days that Spring is not too many weeks away and we will again be enjoying my favorite time of year with dogwoods and redbuds in bloom. People will be fishing, boating, and sea-dooing again and the sail boats will be out.
If you are thinking about a retirement home, Grove, OK on the shores of beautiful Grand Lake is a wonderful place to call home. We have quality health care with our one year old Integris Grove Hospital, friendly churches and civic clubs, and good shopping and dining. People welcome newcomers with open arms. We see people move here from both coasts and several from northern states that have brutal winters every year.
For a weekend second home on the lake there is no place like Grand Lake. Many weekenders enjoy Monkey Island with several gated communities that take care of the lawn so you can enjoy your time off. We have golf course homes, waterfront homes, and lakeview homes. We also have a nice selection of waterfront building lots to select from. There are nice homes or condos in all price targets from about $60,000 to the millions. You can search our Grand Lake MLS listings at the button above. Look over some and give us a call.

The weather has been anything but nice in most sections of the country in January and early February, 2011. The Grand Lake area in NE Oklahoma normally has about 9″ of snow during the winter, a couple inches in December and about 7 inches in January, February or March. This year we have had maybe 15 inches and it seems like a lot for us. Anyway everyone I know of is tired of winter and ready to think spring and summer lake fun.
