Many of you think that with the pandema going on that real estate sales have went to a complete standstill, however that is not the case.  While sales are down quite abit for this time of year, there are people out looking for a great priced home in a wonderful location.  Sales are not firesales but you can get deals you would not normally get and you can get the pick of the homes for sale now.  Properties on the market in the NE OK Board of Realtors Grand Lake MLS are down about 25% from what we normally saw over the past ten years. With less properties to choose from it makes now the best time to be out looking. We currently are being very careful when showing homes–don’t ride together to property, stay 6′ or more apart as we look, wear disposable gloves, remove shoes in homes, and carry disposable chlorex wipes to use on door knobs ect.  You can get the best deal possible, low interest rates on housing and the best choice of the season. All that makes for prudent buying.  We also have two homes under contract that the buyers just bought from pictures online.  Not my way to buy but a very safe way.   As the saying goes you found your spouse online why not your home.  Many buyers are buying lake homes to escape the city and to be able to go ahead and enjoy life, escape people while on the lake and in your private large lake home yard.  What a way to make a good deal out of a bad situation

March is Buy a Waterfront Home on Grand Lake Month

All I see on TV this month are ads for February is Truck Month in Oklahoma and then an ad for a great new Chevy, Ford, Ram, or Toyota pickup follows. Housing Market on the Move–Good Article From CNN Money

2012 home sales: Best in 5 years

Steady December home sales capped the best year for the U.S. real estate market in five years, according to an industry trade group report Tuesday.

The National Association of Realtors said that December sales of previously-owned homes came in just slightly below November’s sales pace, but up 12.8% from a year ago. That brought full-year sales to 4.65 million, up 9% from 2011 and the best year for home sales since 2007, when there were 5 million homes sold just before the start of the recession.

Sales are being helped by a combination of strong market fundamentals — near record low mortgage rates, lower unemployment and a rebound in home prices, all of which are bringing in buyers into the market who had been waiting for it to hit bottom. The mortgage rates and years of depressed home priceshave also combined to create the most affordable housing market on record, according to the Realtors group.

And the Realtors are predicting strong sales should continue into 2013 and beyond. It has a forecast for 5.1 million existing home sales this year, and 5.4 million next year.

The improved demand for homes in December led to the inventory of homes for sale to fall to 1.82 million homes on the market, the lowest supply since January 2001. One factor in tightening supplies is a drop in foreclosures and other distressed home sales, which made up only 24% of home sales in December compared to 32% a year ago. The tighter supply, and the drop in distressed sales, have helped to lift home prices so that the median sales price for the year rose to $176,600, up 6.3% from 2011. That’s the biggest gain in prices in since the bubble year of 2005.

The rebound in the market for previously-owned homes is also showing up in the market for new homes, where sales rebounded to their highest levels since 2009, while housing starts reached the highest level since 2008. To top of page

Home Prices in the Grand Lake/Grove OK Area

Home prices in the Grand Lake and Grove, Oklahoma area did not tank from the 2006-2008 highs but residentual neighborhood homes in Grove are on average are bringing about 20% below the very top peak prices paid. Waterfront homes have been basically steady to weak but mostly flat since the very peak of the market. There are some deals above and below the line of course on both waterfront homes on Grand Lake as well as neighborhood homes in Grove.

This morning (September 18, 2012) I got up and first thing as always read my Tulsa World newspaper. The headline of the business section is Area Home Sales Up In August. The article goes on to talk about total sales in the Tulsa, OK area being 12.8% ahead of August 2011 pace. For the first 8 months of 2012 the Tulsa market is 17.3% ahead in number of sales compared to same period in 2011.

The big kicker I think you need to really take notice of is sales prices. The Tulsa World article states that the average sales price in Tulsa for August, 2012 was up 9.5% over August 2011. The median price compared to same time frames was up 7.5%. The article says increased prices are the result of significantly tightened inventories of homes on the market.

The Grand Lake and Grove home market is not Tulsa, OK but our market tends to lag but follow Tulsa and the rest of NE Oklahoma when it comes to real estate. We have not seen but a small handful of new spec homes built for 4 years now and resale homes while still in plentiful supply are starting to get the cream pulled off the homes on the market.

I would think that the Grand Lake and Grove home price market will begin to move up in price by next spring of course depending upon economic news between now and then. If you have been thinking about a retirement home on Grand Lake or a retirement home in  one of Grove, OK fine neighborhoods why wait. If you have been thinking about a waterfront home for retirement on Grand Lake or a weekend waterfront home, I would say the same thing, why wait. Interest rates cannot go lower, prices seem poised to start a climb upward, and selection is still great now—what more could you want? One more thing, the real estate market in a lake area such as Grand Lake and Grove tends to be seasonal with fall sales starting to wind down by Thanksgiving. If you are a buyer and wanting to buy a home, now is the time to get a deal. Many sellers are afraid they will have to carry their home over until March when the new season begins and will take huge discounts to move the home in the fall rather than carry over. Bottom line, if you are wanting a home you have bottom of the market prices, historically low interest rates, good home selection, and fall closeout deals. What more could you ask for in this buyer’s market, but if I am right come spring we could see much more of  a seller’s market and could cost you as a buyer several dollars. All of these items are reasons to buy lake property today.

Grand Lake Real Estate Market Is Getting Much More Active

The Grand Lake real estate market was pretty slow in May, 2012 after a great early spring sales season well ahead of both 2011 and 2010. Now in June things have come back to life again. Last weekend our Grand Lake Team of Aaron Hughes and Joe Neill got 3 properties under contract. First was a listed $700,000 waterfront home contracted for cash, next was a waterfront lot in Mantle Hills Gated Community in Grove for cash, and then a finance contract came in on a $159,000 waterfront home. Others in our RE/MAX Grand Lake office also had contracts coming in. The internet activity has picked up nicely also.

We also are seeing more building activity on Grand Lake after about 3 years of only a handfull of newly built homes. Recently I toured the Grove area by land and also by boat. I counted 6 new homes of various stages of construction going up in the gated community, The Preserve just outside of Grove. There were 5 more scattered around various Grove neighborhoods and 1 new home going up on Monkey Island. Most of these homes are being built on previously purchased lots that owners had waited sometime before starting construction. It is great to see such activity.

It seems we all need to see activity happening before we feel comfortable getting our own feet wet. Good OL Days Of Home Buying Might Just Be Now Please Read Below By Dennis Curtain, Owner of RE/MAX Midstates

 
Cost vs. PriceIt seems to me, the consumer today is conditioned to believe that the “price” of real estate today is the most important factor in their decision making process. Like so many other things in this world, public perception is driven by what they read in the newspapers and what they listen to on TV and radio. 

You then throw in all the commentary from the many internet sites and blogs and you have instant experts professing that price is the only factor when considering when the time is right to buy real estate.

 

I tend to disagree. While we all like to know the price of any goods or services that we are considering purchasing, what we often overlook is the true cost of those goods or services.  A case in point, I have a very successful friend who flies private jets wherever he travels on business. While I personally think it is crazy money to spend, he points out that his time is worth far more than he spends on his private air travel. He has calculated he can make more money than he spends so the cost is less than if he had to spend the entire day getting to his next appointment by normal commercial carriers.

 

The same can be said in our business. How many times have we seen a buyer wait to get a property at the lowest price only to find that interest rate financing has increased, offsetting the lower price they were attempting to get?

 

We find ourselves in times of historically low interest rates that I am sure we will look back on and remember as “the good old days” of low interest financing. I suggest we need to remind our hesitant buyers that the overall cost of owning a property has never been lower when taking all the factors in to consideration. They are not hearing this from the media so it is up to us to tell them the facts.
