Grand Lake Development
Tuesday, July 14th, 2009Grand Lake in NE Oklahoma is far from quiet. You certainly cannot tell a recession is going on driving down the highway. This morning driving from my home on Monkey Island to Grove I did not get 2 miles till I saw a half dozen dump trucks hauling asphalt to the new Grandview Landing gated community. There is a new home nearing completion that will be well over a million. The lots sell for $400,000 and as the name says they have a grand view.
On down the road by Tera Miranda Resort is a new 120 unit rental project made up of 60 duplexes with each having a two car garage. The complex will have a pool and exercise facility. This project started less than a month ago and everyday when I go by it is a buzz of activity with probably 30 slabs in and the frame work up on these first slabs. The main building is fully framed and ready for roofing. Each day you can see 4-5 cement trucks and a pumper truck pouring more slabs and framers putting up sticks everywhere. I have never seen a project start out this fast. From what I understand, the homes will be 2 and 3 bedroom and rents while not finalized will be in a projected range of $900-1100 month.
I go over to Grove and get into the new 5 lane highway project that is about 4 miles long. It is progressing very nice with crub and guttering being installed on one side now. Hopefully asphalt will be going down on this project soon. Out my window at RE/MAX Grand Lake I can see the now finished new concrete barriers on each side of the bridge going over Honey Creek on Highway 59/10.
I drive south of town to Lakeroad 6 and going down it see Kirby Lane’s new home going up. The roofers are installing tile roof on it now. It looks like it will be a very pretty home. On further out to toward the end of Lakeroad 6 the new additions are looking good. The Preserve in this area is a new gated community. Only one home is started at this time but several lots have been sold. Oakhill Estates by Quinton Dodd of Doddco Construction has sold all but one interior lot. J & D Realty have a new spec house in this area ready for new owners. This home includes an optional buy on a 30′ slip in a closeby community dock. The Fairstone Beach addition next is sold out on the waterfront with two new homes just finished and occupied by new owners. There are two waterview lots left here that we have listed for sale. On down this street is a re-sale home on the waterfront and a new spec home on the waterfront by Doddco Construction that is very nice. At nearly the end of this road, Aaron Hughes has a new waterfront home listed for sale with an ocean like view. This area has all developed in the past three years and all homes are upscale.
There has been a buzz of activity in the lake area this summer. I recently was visiting with the owner of a lake area convenience store and he told me his business was up about 10% this year over last and this is with several prices less than last year’s inflated prices because of higher energy cost.
Yes, Oklahoma has people without jobs and we feel their pain. However there are many others working with their financial house in order. Our country needs people spending within their means. For many years many were over extended on credit. We do not condone this but if your financial house is in order, we need spending to get the country rolling again. You can do your part, get out and enjoy life and if a new retirement home or second home at the lake is in your plans now is a good time to get a deal.
