Grand Lake Real Estate

Real estate sales on Grand Lake have picked up with the fall weather. Yesterday we had two contracts come in on the same place, an affordable waterfront that had been listed less than a week. Of course only one got accepted but it does show activity. We also sold another waterfront home last weekend.

Everyone in the RE/MAX Grand Lake office where we office at in Grove, OK has been busy and several sales have been made on waterfront homes as well as Grove subdivision homes. Now truly is a good time to buy a retirement home on the lake or a family home in one of Grove’s nice subdivisions. We have several nice waterfront, lakeview, golf course homes, and tract homes available at attractive prices. If you are a first time buyer, why would you wait. Interest rates are at all time lows and the first time homebuyers credit is good till November.

Our home prices are steady but there are some deals to be had if you do your homework. Work with an agent who will share CMA, comparable market analysis, with you so that you buy educated. We do have some homes priced thousands too high, you could get $50,000 off a $400,000 home and think you had a deal when in truth it could be $25-50,000 too high still. Other homes are priced on the money and a CMA will tell you a real deal can be had with only $5,000 off list price. Other times like our list in the first paragraph can be a deal at full list price.

If you are thinking of selling your home, the sales price can make or break a sale. You do not want to leave money laying on the table but if you price too high and think some dummy will come along and pay too much, you could be waiting along time to sell.
