Sailing, runabout boating, or fishing are all Grand at Grand Lake

The real estate market on Grand Lake is alive and well. Showings are picking up all through September, 2009 and more contracts are being written. Everyone in the RE/MAX Grand Lake office in Grove, OK is busy and doing some business.

It feels to me like this might just be the time to buy that second home on Grand Lake or maybe a retirement home on Grand Lake. Our prices are pretty much steady with the past two years. Our market peaked in 2007 and has been slower but steady since then. You can occasionaly find a buyer who does not want to carry their waterfront home through the winter and is willing to deal alittle. It truly is a time to study your lesson on pricing and work with a realtor who will give you the facts on CMA pricing. We find homes listed $100,000 too high once in awhile on Grand Lake. You could get $50,000 off asking price and still be paying too much. We also see homes priced right on the money and the seller is pretty much set in their pricing. I have seen buyers pass on these homes only because they could not get $20-50,000 knocked off the list price. In realty, if the home is priced right you should not ask for more than a token amount off. At the same time, if it clearly is too high price in list, bid accordingly. The bottom line is we have CMA’s that will help you determine a proper price to offer.

As mentioned earlier in this article, fall is a great time for buyers. Many sellers want their lake home sold before winter and probably will deal harder now than they might in January when it is only a few weeks till the spring market is off and running. If a lake home has been on your horizon now is a great time to look and enjoy the process. We have a better selection of homes than we have had in the past 2 years in the $200,000-400,000 waterfront home price range. Still not many and they are hard to find but I know of one great listing at $198,000 on the water now just waiting for that new buyer to come by.
