New home construction in the Grand Lake area has been at a very slow snail’s pace for the past three years but this year we are seeing signs that people are wanting their custom home built on a special waterfront lot, gated community lot, or golf course lot in the Grand Lake area. In the Grove area of Grand Lake I know of a least four custom homes just getting started and about four more well along in the construction process. Now does make sense to think building. Interest rates remain at all time lows, but we all know that this cannot go on forever. There are builders available to build your dream home and sub-contractors to help them, and we have a good inventory of choice lots to pick from.

Our Grand Lake Team at RE/MAX Grand Lake has several nice lot selections including Grand Lake waterfront lots in several good locations priced from $69,000- 295,000 depending on view, location, water depth, and surroundings. We have gated community lots such as The Preserve available with boat slips in a new marina, and we also have wonderful golf course lots in Patricia Island. While inventory is good now, once buying gets going to any degree will  wipe out all inventory with no new additions planned currently to pickup slack that could develop rather quickly.

12-11 Grand Lake MLS is a nice lot North of Grove about 3 miles on Wolfe Creek with great beach area, nice building site, and place for a shop or rv building all for $135,000.

11-384 is a Buffalo Shores North waterfront lot with boat dock in place. Buffalo Shores North is one of Grove’s premier subdivisions and this lot in protected cove is priced to sell at only $139,900.

10-740 is a Patricia Island Estates waterfront lot with wonderful beach area, permit for dock in place, golf across the street, and sits in an elite area of nice homes. This lot is priced at $255,000.

10-716 is a Pointe West subdivsion waterfront lot. Pointe West is a small upscale area with ocean like water views in a 180 degree view. This lot has mature trees, gentle slope lot for walk out basement home or single level home. This lot is priced at $295,000 and may be the finest available waterfront lot on Grand Lake.

12-334 is a gated community lot in The Preserve located just outside of Grove. This area is all new upscale homes on lots with beautiful trees and terrian. This lot has a 30’x12′ slip in the community docks and is the best value lot available in The Preserve at $59,900 including the boat slip.

10-2399 priced at $57,500 and 10-2410 priced at $54,500 are side by side lots on the golf course in Patricia Island Estates. Both have excellent views, good trees, and level building sites. Patricia Island has no dues unless you join the optional golf club or swim and tennis clubs.

You may want an estate type waterfront lot, a development lot for condos, or developement lots for 15 homes. This property is one of the best parcels for any of the above stated purposes in the Grand Lake area and is priced at $1,250,000.
